Bath and the southern Cotswolds
02 / Our name

A keystone is the single piece that holds the whole arch in place.

That is how we see our work: not a run of listings, but the steady point between a home, its owner and whoever comes through the door next. We know the streets we cover because our agents live in them.

Independent in Bath. Twelve people. One office.

06 / What we do

The work around the move.

Four services from one office. Whoever answers the phone knows the street you are asking about.

  1. Selling

A valuation, our own photographs and floor plans, and particulars written in-house for you to approve. The agent who values your home is at every viewing, evenings and Saturdays included, and you hear each buyer's feedback that day.

A black camera resting on a floor plan drawing on an oak table
  2. Lettings and property management

Tenant finding, referencing and deposit registration, with one named manager for each landlord. Full management means inspections twice a year with written notes and photographs, and repairs arranged below a limit you set.

A hand turning a brass key in a dark panelled front door
  3. Valuations

A written figure, with the three nearest comparable sales behind it, so you can check our reasoning.

An empty Georgian room with tall sash windows, a marble fireplace and a patch of sun on the floorboards
  4. New homes and small developments

Advice for local builders on layout, specification and pricing before they build, then the marketing of the finished homes.

Squares of limestone, travertine, walnut and woven fabric fanned out on a builder's table
07 / A sale, in sequence

Nothing passed on. Nothing left vague.

One sequence, one accountable agent, from the first visit to exchange.
  1. An open notebook, a pen and a stoneware cup on an oak table

    01 — Value

We visit, then put the figure in writing with the three nearest comparable sales.

  2. A black camera with its strap coiled beside it on a timber surface

    02 — Make

Our own photographs, floor plans and particulars. You approve them before anything is published.

  3. An open panelled double door in a pale hallway, daylight falling through a tall window beyond

    03 — Show

The agent who valued the home is at every viewing, evenings and Saturdays included.

  4. A black desk telephone on its cradle with a coiled cord

    04 — Report

Feedback comes back the same day, in the buyer's own words.

  5. Heavy old iron chain links catching warm light

    05 — Check

Before an offer reaches you, we check the buyer's mortgage, chain and deposit.

  6. Tall lit sash windows in a stone building at evening, behind a tree

    06 — Progress

Until exchange, we call both solicitors and the lender every week.

08 / Places we know

Bath is read street by street.

Lansdown · Weston · Widcombe · Bear Flat · Larkhall · Walcot · the Limpley Stoke valley · Freshford
  • Bath at blue hour: a lit Georgian crescent, wooded hills with a spire and a river weir glowing in the foreground
  • A river weir below stone buildings at blue hour, the water catching lamplight
  • A narrow stone footpath between old walls climbing a hill at dusk, a lamp lit
  • The roofs and chimneys of a stone village in a valley in evening mist
  • Stone villas on a tree-lined hillside above the city at blue hour
Our area guides cover what a listing cannot — schools, stations, parking and the walk to the shops — written by agents who live in the streets they cover.
09 / Six of twelve

You know who is holding the key.

Each agent covers a patch they live in, and stays with your sale or tenancy from start to finish.

10 / Client voices

What remained after the move.

Hugh valued it, took the photographs and was at every one of the eleven viewings. When the first buyer's chain broke, he had the second ready by the Friday.
Claire and Martin Ashdown, Sold a Georgian house in Lansdown
They told us our asking price was too high and showed us why. We listened.
Priya Nair, Sold a flat in Widcombe
Three tenancies in six years and I have never chased a repair. Rosa sends the inspection notes the same afternoon.
Gareth Lowe, Landlord, fully managed
As buyers we expected to be an afterthought. Mai rang us first.
Tom and Ana Feeney, Bought a cottage in Freshford
Freya rang the other solicitor every Tuesday until we exchanged.
Sam Whitlock, Sold a terrace in Larkhall
11 / The agreement

No small print in the shadows.

What we charge, how long you are committed, and what moving to us costs — in plain words before you sign anything.

The sales fee

A percentage of the sale price, quoted in writing after the valuation and due on completion. Photographs, floor plans and listings are included, with no extras.

The agreement

It runs for ten weeks, then continues on a rolling basis with fourteen days' notice either way.

Moving a let property to us

We take over the deposit registration and the safety certificates, and prepare a fresh inventory at no extra cost.
12 / Questions

Before we begin.

Still weighing something up?
The agent who valued your home, every time, evenings and Saturdays included. If they are away, the colleague who covers them will have been to the house first.
13 / Contact

Tell us where the story begins.

Selling, letting, managing, buying or renting: give us the outline and the agent who covers that patch will take it from there.
